Mueller | Austin, Texas

Mueller is one of the nation’s most notable mixed-use communities located in the heart of Austin, Texas, just two miles from the University of Texas campus and three miles from the city’s Central Business District. The 700-acre community is designed to be a transit-oriented and pedestrian-friendly model of new urbanism and sustainability.

Developed in partnership with the City of Austin, Mueller is planned for 6,900 single-family and multi-family homes (25% in the Mueller Affordable Homes Program); 4.4 million square feet of commercial space, including 750,000 square feet of retail space; and 140 acres of parks and open space.

Mueller is home to a diverse mix of major institutional and employment anchors, including the University of Texas Health Research Campus, Dell Children’s Medical Center, Austin ISD Performing Arts Center, Ascension Seton administrative headquarters, The Thinkery (Austin’s children’s museum), Texas Mutual Insurance Company campus, Austin Energy headquarters, and Austin Studios.

Mueller also features a vibrant mix of local, regional, and national retailers and restaurants across three primary retail areas, including Aldrich Street, where many businesses are locally owned.

Planning for the redevelopment of the former Robert Mueller Municipal Airport began in the early 1980s, when a community group known as Citizens for Airport Relocation (C.A.R.E.) prepared a preliminary vision for the site in 1984.

In 2002, Catellus Development Corporation was selected as master developer, and a Development Agreement was executed in 2004. Construction commenced in 2005, with the first commercial tenants and residents moving in by 2007.

In 2024, Banbury Development assumed the role of development manager for Mueller, continuing the work with the same leadership team that has been involved since the project’s inception. In 2025, Banbury acquired Mueller from Catellus.
